MHDC Assistance Behind an FHA Loan

The usual assumption is that FHA is the forgiving route. On an MHDC file, between 640 and 679, it is the strict one.

Most borrowers arrive assuming FHA is the more permissive product. On an MHDC file that is true on credit depth and untrue on ratio, and for a borrower scoring 640 to 679 who is tight on debt-to-income, those five points are the whole decision.

So the honest advice is to run both rather than default to FHA. The conventional route · the full grid.

The down payment

FHA's minimum is 3.5%. MHDC sets no minimum down payment, no minimum loan amount and no maximum LTV of its own, so the 3.5% comes from FHA rather than from Missouri.

Against Missouri prices that is a modest number. On St. Louis's typical value of $275,704, 3.5% is well inside what a 4% assistance figure covers, with room toward closing costs. Size it.

What the assistance does here

Identical to every other route: a 100% forgivable second equal to 4% of the total mortgage amount, nothing forgiven for five years, then 1/60 a month to year ten, repayable in whole or part on a sale or refinance inside the term.

Because it carries no monthly payment, it does not consume any of that 45% ratio. It solves the cash problem without making the ratio problem worse, which is a genuine advantage for a tight FHA file. The schedule.

Property condition, and Missouri's housing stock

FHA appraisals apply minimum property requirements. A meaningful share of housing in St. Louis City, north Kansas City, Springfield's older neighbourhoods and much of small-town Missouri is old enough to generate condition items: pre-1978 paint, roof, systems, handrails.

None of it is exotic and most is resolvable, but each item is a step and steps take days. We look early rather than at the appraisal, because knowing before is worth a great deal more than knowing after. Property rules.

Manufactured homes

Double-wide mobile homes are eligible for MHDC financing, and MHDC requires 660 rather than 640 on all manufactured purchases regardless of loan type. That is an MHDC overlay, not an FHA one, so it applies on this route too.

And the flood zone

Independent of FHA: all variations of properties in flood zones A and V are ineligible for MHDC financing. That rule comes from the state program, and it is the single most common way a Missouri property that would otherwise finance does not.

Is FHA or conventional better for MHDC debt-to-income limits?

Conventional, between 640 and 679. MHDC caps the debt-to-income ratio at 45% on government loans in that score band, rising to 50% at 680 or higher, while conventional allows up to 50% from 640. So for a borrower with a 640 to 679 score who is tight on ratio, FHA is the tighter route, which inverts the usual assumption.

Does MHDC assistance count in my FHA debt-to-income ratio?

No, the second loan carries no monthly payment during its term, so it adds no monthly obligation to the ratio. That is genuinely useful on a tight FHA file, because it solves the cash-to-close problem without consuming any of the 45% or 50% ratio allowance. The repayment obligation on an early sale or refinance is a planning matter rather than a ratio one.

What should I watch for with FHA on an older Missouri home?
